ROLE DESCRIPTION

Manage project cost controls for construction projects. Responsible for understanding construction processes and industry standards. Review, monitor, and track change orders. Identify variances and discrepancies between budget and change order requests. Prepare comprehensive cost management reports. Ensure project expenses are justified, contractually compliant, and technically feasible. Collaborate with client and stakeholders.

RESPONSIBILITIES

  • Review and track a high volume of Change Order Requests (CORs) to verify mathematical accuracy and ensure the requested work is not already covered under the base contract or previous CORs.
  • Use industry standards (e.g., R.S. Means) to verify cost feasibility and recommend strategies to the client for lowering costs and mitigating financial risks.
  • Monitor project expenses for alignment with contracts and government regulations while maintaining a tracking system to prevent double-billing or scope-creep.
  • Develop cost-tracking tools, and prepare recurring cost-tracking, budget-usage, and forecasting reports for project leadership.
  • Maintain a tracking system for all contracts and change orders. Ensure change order documentation is properly retained.
  • Act as the owner’s representative to communicate complex financial data, facilitate cost-related meetings, and resolve disputes between the owner and contractors.
  • Provide on-site support to ensure that physical construction work matches the descriptions provided in change orders.

PREFERRED EXPERIENCE

  • At least 5+ years of experience in construction cost estimation, specifically dealing with large, complex projects and a high volume of change orders.
  • Knowledge of various delivery methods: Design-Bid-Build (D-B-B), Design-Build (D-B), CMAR, Construction Manager/General Contractor (CM/CG), Construction Management Multi-Prime (CMMP), Public-Private Partnership (PPP or P3), and Integrated Project Delivery (IPD).
  • Ability to read and understand architectural and engineering drawings, terminology, and concepts.
  • Experience tracking project activity from startup/ pre-design through final closeout, including review of contracts, pay apps, invoices, and change orders.

PREFERRED EDUCATION

  • Bachelor's Degree in Construction Management, Architecture, Engineering, or a related technical field.

REQUIREMENTS

  • You may be required to wear a mask on job sites, at offices, or at events.
  • You may be required to pass security screening to perform work with clients.

JOB TYPE

  • Part-Time. Current estimate by client is 32 hours per week.

LOCATION

  • Portland, Oregon or Eugene, Oregon area. Hybrid of remote and on-site work. Position can work remotely but will be required to attend meetings in Portland, Oregon and Eugene, Oregon as requested by client.

o Required to be in Eugene, Oregon one or two days per month.

o Required to be in Portland, Oregon one day per week.

PAY

  • Commensurate to experience: $38.50 to $55.25 per hour.
